Requirements

Who Qualifies for the Golden Visa?

There are several routes. The right one depends on how you invest or earn, and we confirm the current thresholds before you apply.

🏢

Property Investors

Own real estate valued at AED 2 million or more by the Dubai Land Department. This is the most popular route and typically grants a 10-year visa.

🏦

Mortgaged and Off-Plan Property

Since February 2026, a mortgaged property can qualify if its certified value reaches AED 2 million. A bank no-objection certificate is needed, and approved off-plan projects may also count.

🚀

Entrepreneurs

Founders of innovative or technology projects worth at least AED 500,000, backed by an accredited incubator or authority, can qualify. This route usually grants a shorter term.

📈

Investment Funds and Company Capital

Investments of AED 2 million or more in qualifying investment funds or UAE company capital can also lead to a Golden Visa.

🎓

Skilled Professionals and Talents

Senior professionals who meet salary and qualification conditions, as well as exceptional talents, scientists and others, may qualify through separate categories.

🔑

Property Below AED 2 Million

Owners of property below the Golden Visa threshold may still be eligible for the shorter two-year investor visa.

Costs and Property Selection

What Does the Golden Visa Cost?

Government fees are modest compared with the value of the investment, but they vary by route and by the number of family members.

  • Government fees for the 10-year property visa are generally around AED 9,000 to 10,000, including the medical test and Emirates ID
  • Each dependant adds a further government fee, and sponsoring parents carries an extra charge
  • You can qualify with one property or several that together reach AED 2 million
  • Approved off-plan and mortgaged properties can count toward the threshold

Fees and rules are updated from time to time, so we confirm the exact figures for your case before you apply.

FAQ

Frequently Asked Questions

Straight answers to the questions we hear most about the Dubai Golden Visa.

Can I apply if my Dubai property is still under mortgage?

Yes. Since February 2026, a mortgaged property can qualify as long as its Dubai Land Department valuation reaches AED 2 million. You will need a no-objection certificate from your bank, and we help you prepare it.

Is the 10-year visa really guaranteed?

No. The visa is granted subject to approval by the authorities, and you must keep meeting the conditions of your route. It is a renewable permit, and its term depends on the category you qualify under.

Do I need to live in Dubai to keep the visa?

No. Golden Visa holders are not required to stay in the UAE for a minimum period, and they are exempt from the usual six-month absence rule that applies to other residence visas.

Is the UAE really tax-free?

The UAE has no personal income tax on individual earnings. However, VAT applies to many purchases, businesses may pay corporate tax, and your home country may still tax you depending on your residency. We recommend speaking with a tax adviser.

Can I sponsor my family?

Yes. You can sponsor your spouse and children, and usually your parents, each with their own government fees and documents. We prepare the full family file.

What if my property is worth less than AED 2 million?

You may still qualify for the shorter two-year investor visa, which has a lower entry level. We can compare the options and advise whether it makes sense to reach the Golden Visa threshold.

Do you guarantee approval?

No one can. The final decision rests with the UAE authorities. What we do is make sure your application is complete, accurate and well prepared, which gives you the strongest possible chance.
